Bianca Channon: Keeping Christchurch's Community Buildings Safe and Compliant

Every day, people across Christchurch use recreation centres, community facilities and public venues, expecting them to be safe, functional and ready to welcome them. Behind that confidence is careful planning, coordination and compliance work.

For Bianca Channon, Building Warrant of Fitness (BWOF) and Compliance Specialist, that responsibility extends across about 141 Christchurch City Council buildings. Her work helps ensure critical systems operate safely and reliably for the communities that use them.

Bianca has been with Citycare Property for three years. Drawing on her local government and compliance experience, she brings a practical understanding of what it takes to keep public buildings safe, compliant and available to the people of Christchurch.

“In my role, I work closely with customers, contractors and our in-house trades. Building these relationships is one of the most valuable parts of the job,” Bianca says.

A BWOF is much like a vehicle warrant of fitness: it confirms that a building’s life-safety systems, including fire alarms, emergency lighting, smoke-control systems and fire doors, are regularly tested, inspected and maintained.

Bianca works with specialist contractors, Council stakeholders and in-house trades teams to keep these systems operating as intended and to resolve issues before they become risks. Her coordination helps protect the people who visit, work in and rely on these buildings.

Her focus is always on keeping buildings safe, compliant and ready for the community. She also values the practical side of compliance, taking a holistic view of how each facility operates and how people use it. 

“You need to look at the building logically and pull everything together to understand how it works, how it meets compliance requirements and how people use it.”

“People don’t see how much work happens in the background. Buildings just run, but when something doesn’t work properly, people notice.”

For Bianca, the reward is knowing her contribution behind the scenes makes a tangible difference across Christchurch. “I love walking into a building, knowing everything is working as it should and that people can use it safely.”
